在空氣中易潮解，易溶于水，20℃時每升水溶解973·2克，80℃時每升水溶解1744克，1％溶液的PH值為5·5－6·5左右，不溶于有機溶劑，在中性介質中，水解*終產(chǎn)物為正磷酸鹽。 吸濕性很強，露置于空氣中能逐漸吸收水分而呈粘膠狀物。能與堿土金屬化合成可溶性復鹽，因此有溶解水垢的功能，是一種良好的軟水劑。"
